Three things to know
- Compare the same project and scope.
- Arrange service openings and interfaces before construction.
- A slab price may exclude excavation and soil removal.

Compare the same project and scope
Attach the current project and list the work required. Identify excavation, soil handling, base preparation, service openings and slab construction to the design. SORTI undertakes foundation slabs to project documents; the actual scope is agreed for your site. Where documents are incomplete, the first discussion should identify missing information rather than replace the design.
Separate groundworks from subsequent construction
For excavation, distinguish preparation, digging, finishing, handling and loading. Define removal and receiving arrangements separately. Compare subsequent construction against the design and agreed result.
Allocate responsibility and coordination for penetrations, earthing, insulation and services. This list does not confirm that SORTI supplies every trade mentioned. It is a checklist for clearly allocating responsibilities between project participants.
Complete a scope comparison table
For each item, ask both contractors to confirm inclusion, quantities or charging method. “Included” must mean the same thing: removal including loading differs from transport of an already prepared stockpile.
Do not treat an empty field as an included item. If you arrange it yourself, specify how and when it connects. This table supports comparison; it is not a contract or technical design.

| Area | Confirm in both quotations |
|---|---|
| Documents | Design revision, levels and available ground information. |
| Groundworks | Excavation, finishing and handling scope. |
| Soil | Retained quantities, loading, removal and transfer. |
| Structure and layers | Specifically ordered work from the design. |
| Trades and coordination | Responsibility for penetrations, services and inspections. |
| Price and changes | Charging method, VAT, exclusions and approvals. |
| Handover | Required condition and responsible person. |
Check access for every stage
Assess more than excavator access. Send photos and known restrictions for material deliveries and subsequent concreting. Width, turns, surfaces, standing space and handling matter. Each delivery method must suit the site.
Include temporary material storage and areas that must remain clear. Coordinate any space reserved by another trade. An address alone cannot confirm vehicle positioning or room for simultaneous deliveries.
Agree changes and handover before starting
Confirm who approves changes caused by different ground or unexpected obstacles, how they are recorded and priced. Handover of the excavation and required project inspections also matter. Individual stage acceptance belongs in the schedule.
Ask whether the price is fixed, estimated or based on actual work. Clarify VAT and exclusions. This guide gives no price per m²: without a confirmed scope and quotation, comparison could mislead.
Example and a verified project reference
Quotation A retains soil on site; quotation B includes loading and removal. Different totals in this illustrative case do not establish which work is cheaper. Align the required scope before comparing amounts.
Our Unhošť reference documents excavation for garage foundations. We do not describe it as a completed foundation slab. Explain whether you need groundworks or further work and send the current design. Confirm your quotation scope directly with Petr Mašín.
Frequently asked questions
Is the slab area enough for a quotation?
Not for a specific scope. Supply the design, site conditions and required work.
Does an excavation reference prove construction of the complete slab?
No. Use the documented scope: excavation alone does not establish a complete slab.
What if a contractor omitted an item?
Ask explicitly whether it is included, excluded or supplied by somebody else.
What if both contractors include the same follow-on task?
First agree who will actually provide it and in what scope. Request corresponding quotes rather than subtracting your own estimated amount.
