Three things to know
- Compare offers for the same finished result.
- List old terrace removal and the new base separately.
- Coordinate levels with the house and adjoining areas.

The surface is only one part of a terrace
Add the existing condition, relationship to the house and intended use to your surface preference. Then divide the job into removal, preparation, structure or base, surface and surroundings. Levels and technical details belong to the particular terrace design. Compare prices against the same brief; a cheaper surface alone does not mean a cheaper completed terrace.
Describe the existing condition and removal scope
State whether the location is lawn, an old terrace or another surface. Add known details of its construction, access and concealed structures. For demolition, define what goes and what stays; the future terrace dimensions alone do not describe preparation scope.
Clarify handling and removal of existing material separately. If an existing part is to be reused, have the responsible contractor confirm suitability. A photograph does not automatically establish that the old base suits the new construction.
Levels and technical details come from the actual project's documents
The relationship to the house, doors, garden and adjacent areas matters. Have target levels, build-up and water management clarified for the particular terrace. This guide prescribes no universal slope, layers or connection to the house.
State who is preparing the design and which decisions are already made. Identifying a missing document is more precise than ordering only an area in square metres and resolving technical interfaces during the work.
Divide the quote into comparable parts
We can combine terraces with required excavation and transport. The actual material and execution are confirmed against the brief, however. The quote should distinguish preparation, subsequent structure, surface and surrounding finishing.
Also ask who orders materials, where they are unloaded and who moves them to the work area. If you have your own surface supplier or other contractor, identify their scope and required handover condition.

| Quote section | What needs defining |
|---|---|
| Site preparation | Removal of existing layers and earthworks scope |
| Technical documents | The design, levels and interfaces for the actual site |
| Supply and execution | Confirmed material and individual ordered activities |
| Transport and handling | Deliveries, unloading, transfers and any removal |
| Finishing | Edges, adjacent areas and agreed handover condition |
Example: the surface is included, preparation is separate
An owner receives a price for a new surface and assumes it includes old concrete removal. A second offer already includes demolition, loading and removal. Until the briefs match, the price difference does not describe the cost of the same work.
List the existing condition, required result and activities between them. Clarify uncertain items before ordering. This is an illustrative example, not an actual job or SORTI price list.
What to send for an initial quote
Include the municipality, dimensions, photographs and available design. State the required material, relationship to the house, removal scope and date. Photograph the whole route from the road too, because transport to the final location may affect arrangements.
Explain what you arrange yourself and what belongs in the order. Compare the quote by scope, assumptions and variation arrangements. A separate guide covers detailed base preparation; this one addresses the brief for the complete terrace.
Frequently asked questions
Is comparing price per square metre enough?
Only if the offers include identical preparation, construction and finishing. Otherwise, they cover different scopes.
Can I enquire about a terrace with excavation and removal?
Yes. Describe the whole project. The actual construction and earthworks scope is confirmed against documents and the location.
Can the old base automatically stay?
The responsible contractor needs to assess its suitability for the new solution. An existing surface does not mean it can be reused unchanged.
Are a pergola or lighting included in a terrace quote?
Only where scope and contractors are explicitly agreed. Specify these interfaces separately.
Want to compare a quote for the complete terrace?
Send the existing condition, chosen option and required surrounding condition. Distinguish what you order from us and what you arrange independently.
