Topsoil stripping: what is removed, where it goes and what follows

Stripping removes a specified surface layer before further work. It does not automatically mean levelling the entire property. Agree the extent, storage and future use of the material beforehand.

Three things to know

  • Stripping and overall site levelling are different jobs.
  • Retained material needs a location and an identified use.
  • Coordinate stripping with the arrangements for subsequent stages.

The stripped layer needs its own plan

Mark the areas to be stripped and provide the relevant brief. Do not add a universal depth without knowing the site. If the material will later be used in the garden, plan how to keep it separate from subsoil and other materials, and where to store it temporarily. Space must remain for subsequent construction and access.

Prepare the documents before booking equipment

If soil protection conditions apply to your project, give them to the contractor with the design and stripping documents. For agricultural land, do not infer obligations solely from its appearance or a neighbouring project. Check the particular procedure with your designer and the relevant authority for your project.

The Ministry of the Environment publishes soil protection information. This guide helps you order earthworks; it does not determine whether your land requires a particular consent or what its conditions would be.

Separate materials according to their future use

Identify topsoil and other layers separately in the brief using the documents. Do not mix soil retained for later use with rubble, packaging or other waste. If some material is leaving, agree which material and its destination beforehand. Describe unknown or suspicious mixed-in material in the enquiry.

Do not leave future use at 'some will stay for the garden'. Clarify planned planting areas and available finished-level documents. The contractor can plan handling sequence better when they know which material must remain accessible later.

Show storage areas in the construction logistics plan

Stored soil can obstruct access, foundations, utility installation or other contractors. Show the proposed stockpile, access and future excavations together. Storage location and method must suit construction conditions and safe operations. We prescribe no universal pile height or excavation setback here.

If the site lacks space, discuss alternatives before stripping. Moving the same material from place to place can add work. When the programme changes, recheck whether the chosen storage area remains usable.

A volume estimate helps but does not replace transport planning

For an initial estimate, multiply the area by the layer thickness specified in the documents. This describes volume before stripping. Transport also depends on actual composition, moisture and weight. Do not determine trips from stockpile or truck body size alone.

For illustration, later work may need access across the area originally reserved for topsoil, requiring storage or sequencing changes. A combined access, excavation and storage plan can help avoid another move. This example is not an actual project or a promise of savings.

How to specify stripping and subsequent excavation

Send the municipality, site sketch, area and available information about the layer to remove. Attach photographs of access, storage space and any obstacles. Separate stripping, on-site transfers, loading, removal and future spreading if you want the latter priced separately.

SORTI will discuss earthworks and transport for your actual location in Prague and western Central Bohemia. The quote should define agreed scope and coordination with later work. A soil survey or obtaining necessary decisions is not automatically part of booking an excavator.

Frequently asked questions

How much topsoil should be stripped?

Follow the documents and site-specific conditions. One general depth could mix layers or produce the wrong scope.

Should all topsoil be removed from the property?

First clarify its use and the project's conditions. Decide what stays and what leaves before stripping starts.

Is later spreading automatically included in stripping?

Not necessarily. Specify it as separate follow-on work, with its location and expected stage, so the quote's scope is clear.

What if further construction takes over the planned topsoil storage area?

Have storage and handling arrangements revised before the affected stage starts. The original quote may not allow for additional handling.

Your next step

Planning to strip topsoil before building?

Send a site sketch, layer documents and storage plan. We will distinguish stripping, transfer, removal and any later spreading.
